As indicated below, a deposit of one night’s stay plus taxes is required upon making a reservation. That deposit is refundable if a reservation is cancelled 14 days or more prior to the guest’s arrival date. Refund of the deposit is subject to a $15 processing fee for the credit card charges. Cancellations made within 13 days or less before the arrival date will result in a forfeiture of the deposit, unless we are able to resell the entire reservation. If a guest does not show up for a confirmed reservation or leaves before the original departure date, the guest is responsible for the entire reservation that was originally made. There are some dates when the cancellation deadline may increase to 30 days prior to the scheduled arrival date. Please check with us if you are unclear about the reservation and deposit conditions. There will be no deposit refunds for weather related cancellations. Neither the guest nor the innkeeper can predict unfortunate weather conditions. Due to this we have developed a weather related policy that provides flexibility to guests during winter months. If a guest needs to cancel due to weather conditions, they may be issued a "courtesy credit" in the amount of their deposit to be used within 30 days of their original reservation date and is based on availability.

When a reservation is made we do require an advance deposit to be made via credit card. For reservations of one or two nights, this deposit is equal to one night’s charges (i.e. quoted room rate plus 11% rooms and meals taxes.) For reservations of 3 nights or more, a 50% deposit is required. The advance deposit will go towards your stay. Example: If a guest stays two nights the one night’s deposit is applied to their bill upon checkout, thus leaving a balance due of the second night’s charges plus any charges that they have incurred during their stay.
