Here is a lovely spot to enjoy your morning coffee or evening beverage, while enjoying the shared green space. On the basement level of the home is a master bedroom with a queen bed, dual nightstands and lamps, work area with desk and chair and an ensuite bath with a spacious walk-in shower. This area is also accessible to the privacy-fenced yard, perfect for exercising your dog, who is welcome to join in the family fun here! On the third level are two well-equipped and thoughtfully decorated bedrooms. Each features a flat-screen TV. Each features a queen bed and they share a hall bath with a tub/shower. The Neighborhood CountrySide in Sterling VA is a quiet, tree-lined and family-oriented community. A sampling of the exceptional amenities here include 10 tot lots, a catch and release pond, and nearly 10 miles of walking trails. Our very favorite thing, though, is also its best kept secret - HorsePen Run Wetland Nature Preserve. This 370 acres of protected land is for CountrySide residents’ and guests` enjoyment. Located roughly behind some of the nearby schools, the preserve is a true nature sanctuary, with 12 different trails of varying lengths. Outside of CountrySide, you`ll find all the amenities and attractions necessary for a great trip, like grocery stores, movie theaters, shopping, and dining. And of course, DC is just minutes away. Important Things to Note Regarding Pets: This property is dog-friendly with an additional fee of $250, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry). Our vendors will never enter the home and have permission to work outside. No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000 If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date. Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle. The property must be locked and secured when guests are not in it. Mail: Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages. Cleanliness: This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it. We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine. If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500. Late Checkout: Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we’ll try to accommodate you, though this cannot be guaranteed. If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing. Same-Day Bookings: Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay. If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation. Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm. Internet/Cable: The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues. The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests. Copyright Infringement: Absolutely no illegal downloads. We will charge $50 if discovered. Starter Supplies: We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use.
